The range is not the bid
A full bath on a typical Connecticut house — new tile, a decent shower, fixtures that will last — runs $12,000–$35,000 and two to five weeks. An everyday kitchen, not a magazine gut, $25,000–$85,000 and three to eight. Cabinets, moving a wet wall, and what we find in the plaster are what leave those bands.
We draw it before we demolish. If the answer is 'we'll know when we open the wall,' that is not a plan. Hidden rot and a panel that cannot take a new range get written as allowances, not surprises.
